A private valuation is a basic report similar to that required by banks and lending institutions prior to offering finance.

The report comments on the property’s construction, accommodation and valuation. Essential or significant repairs that will impact on the property’s value are noted.

The surveyor will access what can be reasonably seen within the property; furniture and carpets will not be moved. The general condition of the exterior of the building (that is visible from ground level within the site of publicly accessible areas) will be inspected.

The surveyor will also undertake a head and shoulders inspection of the roof space.
